UWCHLAN TWP — The future of Lionville Station Farm now sits with Uwchlan Township's board of supervisors, which has 60 days to decide whether to rezone the 254-acre site from industrial to planned residential development. The change would allow Rockwell Downingtown LLC, which has agreed to buy 237 acres from the Downingtown Area School District for $64 million, to build 462 age-restricted homes, 30 market-rate homes and a two-story natatorium near the Tractor Supply shopping center, with 127.5 acres left as open space. The township expects to buy a separate 38 acres for $5 million.

Monday's hearing, the last of four, dealt with traffic. Rockwell agreed to pay for signal upgrades, road changes and a connection between Haywood Drive and Lionville Station Road, and committed to a pedestrian path along Lionville Station Road and sidewalk improvements on Route 113. Board chair Laura Obenski secured a pledge that the developer would cover any fixes if its traffic projections fall short.

Residents remain split, with township emails running about half in favor and 40 percent opposed. The natatorium's operator has not confirmed a location, and if the residential plan fails, Rockwell has filed a conditional-use application for roughly 1.8 million square feet of warehouses.

COATESVILLE, PA — The Friends of Hibernia County Park will bring back its all-ages Mansion Mystery fundraiser on Friday, Oct. 16, from 5 to 7 p.m., and Saturday, Oct. 17, from 3 to 6 p.m., at Hibernia County Park, 1 Park Road, Coatesville. The mystery activity at the mansion costs $5 per ticket, cash only, paid at the door; all other activities are free. Friday offers the most to do, with a pumpkin luminary hike around the field in front of the mansion, cider and s'mores at the campfire, music and tabletop games. Saturday features the mystery, music and games, but not the luminary hike. Event details are posted on the Chester County website.

DOWNINGTOWN, PA — The Downingtown Area Chamber of Commerce is seeking volunteers to help run Downingtown Fall Fest 2026 on Sunday, Oct. 4. Two shifts are available: vendor load-in from 7:30 to 11 a.m. and event cleanup from 4 to 6 p.m., both at Green Street and Pennsylvania Avenue in Downingtown Borough. Volunteers can register through the Google Form at downingtownfallfest.com/volunteer or by emailing [email protected], and the chamber is asking residents to share the call with anyone who might be free that day. The festival runs from 11 a.m. to 4 p.m. and will feature more than 200 vendors, local businesses, food trucks, a kids zone, live student performances and the Victory Beer Garden.

DOWNINGTOWN, PA — Downingtown Good Neighbor Christmas, Inc. is preparing for the borough's holiday season and has set two key dates: the Christmas Tree Lighting on Saturday, Nov. 28, from 5:30 to 7 p.m., and the Christmas Parade on Saturday, Dec. 12, at 3 p.m. Community organizations are encouraged to begin planning parade floats. The all-volunteer committee is funded entirely through community donations and sponsorships, which keep both events free to attend. This year's fundraising push comes with a new expense: the group has purchased a brand-new community Christmas tree, three feet taller than its predecessor. Residents and businesses can donate or become sponsors through the Sponsor tab at dtownchristmas.com, and the committee is also welcoming new members who can volunteer their time.
