Exton Square Mall Prepares to Shut Its Doors as Redevelopment Dispute Stalls the Site's Future

EXTON, PA — Exton Square Mall, which opened in the early 1970s and became a fixture of Chester County's suburban landscape, is closing this week after 53 years in operation. Once a busy hub of retail activity and weekend socializing, the mall has spent its final years as a largely vacant space, its decline mirroring broader national trends driven by the rise of online shopping and changing consumer habits.

The 65-acre property was purchased 17 months ago by Abrams Realty and Development LLC for $38.5 million. The developer proposed transforming the site into a $500 million mixed-use town center featuring a blend of housing, retail, and dining — a vision intended to bring new foot traffic and economic life to the corridor. The company aimed to begin construction within six to nine months of acquiring the land.

That plan has been delayed by a legal battle with West Whiteland Township. The township's Board of Supervisors rejected the project, citing concerns over traffic impact and the ability of local infrastructure to support the development's scale. The decision came despite unanimous approval from the township's planning board. The supervisors did not respond to media requests for comment. Abrams has filed a lawsuit challenging the rejection, and a court ruling is expected in the near term. If approved, the developer estimates construction would span three to four years.

For now, only a handful of businesses remain in the mall, with Boscov's, Main Line Health Center, and Round One entertainment center expected to continue operating independently after the mall's formal closure. The broader community remains split on the redevelopment proposal: some residents are drawn to the idea of a walkable, mixed-use town center, while others express concern that the housing density and traffic generation would strain roads and utilities that are not currently equipped to handle them.

St. Peter's Village, a Chester County Landmark Since the 1880s, Will Be Sold to the Highest Bidder

ST. PETERS VILLAGE, PA — St. Peter's Village, a Victorian-era settlement nestled along French Creek in Warwick Township, is set to be sold at absolute auction this fall, raising significant questions about the future of one of Chester County's most storied historic destinations. Traiman Auctions has scheduled the sale for September 30 at the Desmond Hotel in Malvern, with no minimum bid and no seller's reserve — meaning ownership transfers unconditionally to the highest bidder on the day.

The property encompasses roughly 83 acres and includes 13 historic and commercial buildings totaling more than 43,500 square feet, currently occupied by a hotel, a restaurant, and a cluster of small retail shops. The sale also conveys 121 approved residential home sites broken down into single-family homes, twins, townhomes, and 21 larger two-acre lots. Additional assets in the package include a wastewater treatment plant, utility infrastructure, a liquor license, personal property, and subterranean mineral rights with documented iron ore deposits. The buyer assumes the property in its current condition and will be required to upgrade the wastewater system before the residential development can be fully built out. Settlement is due within 60 days of the auction.

Chester County Joins a National Campaign to Fight Obesity, One Outdoor Gym at a Time

MALVERN, PA — County residents now have access to a new free outdoor fitness facility at Charlestown Township Park, where a seven-station structure called a Fitness Court has been installed as part of a nationwide public health campaign. The court is designed to guide users through a full-body circuit workout in seven minutes, with stations adaptable to different fitness levels. A companion app allows users to set goals, log workouts, and track progress over time. The facility is open to anyone 14 and older.

The installation was funded by Independence Blue Cross through its partnership with the National Fitness Campaign, a $100 million initiative working with schools and municipalities to build 5,000 outdoor gyms across the United States by 2030. The campaign is designed to make physical activity more accessible in communities where cost, distance, or lack of infrastructure can be barriers to regular exercise.

Upper Uwchlan Township Installs Its First Rain Barrel as Chester County Weathers Drought

UPPER UWCHLAN TWP — Upper Uwchlan Township has marked a small environmental milestone with the installation of its first rain barrel on township-owned property, mounted at the historic Upland Farm Park Farmhouse. The barrel was supplied by Camels Hump Rain Barrels and will be used to collect and store rainwater for irrigating the farmhouse's landscaping, including flowers recently planted by township staff on the barn porch.

The project arrives at a moment of heightened concern about water availability in the region. Chester County has been experiencing drought conditions, making conservation efforts more pressing for both residents and local governments. Rain barrels offer a straightforward and cost-effective way to reduce reliance on municipal water supplies for outdoor use, capturing runoff that would otherwise flow into storm drains.
