Coatesville's Former Hospital Campus to Anchor New 115-Acre Town Center
COATESVILLE, PA — Regal Builders is moving forward with Legacy at Brandywine Town Center, a 115-acre redevelopment that merges the former Brandywine Hospital campus with the adjacent Fisherville Farm along Route 30 in Caln Township. The hospital campus, empty since Tower Health closed it in January 2022 amid a regional restructuring that also shuttered Jennersville Hospital, was acquired by a Regal affiliate for $11 million last year. Under the emerging plan, the north campus would retain a healthcare focus alongside new housing, while the south campus would bring retail, apartments, and townhouses to the former farmland. A 2024 township zoning change enabled the two properties to be developed as one. Regal has kept the original hospital building intact and says it remains interested in partnering with a provider to restore emergency and inpatient care, even as the surrounding land shifts toward a broader town-center vision. A full master plan is expected in the coming months.
Free Basketball Clinic, Outdoor Movie Set for Thursday Night in West Bradford

WEST BRADFORD TWP — This Thursday, West Bradford Township is teaming up with the Downingtown West Basketball League to offer a community basketball clinic at Broad Run Basketball Court. Starting at 7 p.m., DWBL coaches and instructors will guide participants through skill-building drills and casual games, with the event aimed at players of all levels who want a low-pressure way to get on the court. Once the clinic wraps up, the township will host an outdoor screening of GOAT, a basketball-focused film produced by NBA champion Steph Curry, beginning at 8:30 p.m.
Ash Park Reopens in Coatesville After $4 Million Makeover

COATESVILLE, PA — Coatesville celebrated the reopening of Ash Park on Tuesday following the completion of a $4 million restoration funded by state, federal, and local partners. Community youth and residents helped shape the project's design during the planning process. The two-phase renovation delivered a range of upgrades, including a new splash pad that replaces a swimming pool that had been closed for more than a decade, an additional third basketball court, expanded play and recreation areas, a new common gathering space, improved landscaping and stormwater systems, and a fresh pavilion with seating and restrooms. City officials, including 2nd Ward Councilmember Tiniera Turner-Green, highlighted the park's renewed role as a hub for the neighborhood and surrounding communities. A third phase of improvements, set to begin in 2028, will focus on upgrading the soccer field and playground and adding a second picnic pavilion. See virtual mockups at the city’s website here
Borough Wants Your Input on Downingtown's Historic Character

DOWNINGTOWN, PA — As part of its work developing a Historic Preservation Plan and exploring a new Façade Improvement Grant Program, Downingtown Borough is inviting residents to complete a short online survey. The survey asks participants about their connection to the community, the buildings and places they find most meaningful, their priorities for historic preservation, and how they think preservation should be balanced against future development. Responses will help guide the plan's overall vision and recommendations, including strategies for supporting downtown vitality and neighborhood character. The survey takes roughly 10 to 12 minutes and will remain open through July 17. Borough officials are encouraging widespread participation and asking residents to share the survey with others in the community to ensure a broad set of perspectives is reflected in the final plan.
